The Real Estate DD must be performed as early as possible (because of the information) and yet as late as possible (because of the costs). As a consequence
- collection of the basic data begins immediately
- the detailed analysis is conducted when the transaction is likely to materialise
If the purchase negotiations drag on after the Real Estate DD is concluded, it may be necessary to recheck or reconfirm individual aspects of the analysis that change over time (e.g. vacancy rate) (= Confirmatory Due Diligence).
